This may work with decent landlords that are not out to rip people off. I have had a lot of good landlords, and they make repairs or I ask if I can do it if its a easy fix. But my most recent experience with a landlord was awful. I made several requests and followed the landlord/tenant laws that are in place. Took  pictures and kept copies of everything. His wife works for the compliance center so that didn't work. He pushed it off as long as he could then when he did come he found every way possible to blame me for things that I did not do. So end result was he took most of my deposit for things I notified him that needed attention like the lease stated. The worst part is that I talked to a lawyer and he can get away with all of this because I don't have enough money to hire a lawyer. There is no point of even having landlord/tenant laws because the landlords do not have to follow them. Your advise you gave will do no good if people fall victim to the scum landlords that are out there. Community Alliance of Tenants is worthless as well. And you have to pay to become a members.

Hey Kerry, you look pretty hot in that little sport coat your wearing there, but give Landlords a break, times are had for them too. Tell the tenants that they should fix stuff out of their own pocket, the Landlord has done enough by providing their good credit to put the roof over their heads in the 1st place !
